Located on the prestigious 5 de Outubro Avenue, the Niña Building is a real estate asset owned by BPI Gestão de Ativos that has been given a new lease of life through a comprehensive refurbishment carried out by Vector Mais. All common areas were renovated, including the reception, elevator lobbies, restrooms, and the parking garage, which offers 76 parking spaces. The eight office floors were also upgraded through a Category A fit-out, encompassing the installation of new electrical and mechanical infrastructure, the refurbishment of walls and ceilings, and the installation of raised access flooring.

The project focused on creating a contemporary and sophisticated environment, using high-quality materials to modernize the building, which is currently the headquarters of Lusitania, likewise constructed by Vector Mais. Among the highlights are the spacious and elegant reception area, featuring terrazzo flooring and undulating ceilings, the ceramic finishes in the elevator lobbies, and the fully renovated restrooms distributed across the various floors.

What is the significance of this intervention in the Niña Building?
The intervention in the Niña Building was crucial for reactivating an asset that had been vacant since 2021, demonstrating that the qualified transformation of spaces is essential to restore vitality and commercial value to the built environment. Located in one of the city’s trendiest areas and benefiting from outstanding, future-oriented accessibility, this project not only revitalized the property but also unequivocally reinforced the Fund’s strategy in consolidating Core assets.

CBRE was delighted to support the client from day one, setting the challenge of revitalizing the Niña Building. Through the integrated work of several CBRE business lines — Design, Project Management, Office Leasing, Strategic Advisory, and ESG — this project became a clear example of the value of multidisciplinary collaboration from the outset, in close coordination with the Pension Fund. The Project Management team ensured effective coordination of all stakeholders, fostering the connection between the owner and the future tenant (Lusitania) in a demanding process whose outcome proved to be highly rewarding.

What was BPI GA’s brief, and how was it translated into the project?
The client’s brief focused on the need to elevate the building to prime status by modernizing its image and enhancing the daily user experience. It was particularly important for the reception area to achieve greater visual impact, brightness, and character, with this approach also reflected in the common lobbies across the various floors. This vision was realized through the selection of bolder, more contemporary finishes and materials, within a collaborative process in which the proposals were well received by the client. The final result gives the building’s interior a strong and distinctive identity, aligned with the ambition defined at the outset of the process.

Which environments stand out in this project?
The project’s main highlight is the elevator lobbies. These spaces stem from the combination of a luminous bronze-lacquered stainless-steel finish and a feature wall clad with three-dimensional tiles developed in collaboration with the artist Maria Ana Vasco Costa, adding texture, depth, and uniqueness to the composition. The design is completed by a carefully selected terrazzo floor that harmonizes with the overall setting, echoing the white base of the tiles while incorporating bronze-toned aggregates. This creates a cohesive and elegant dialogue among all elements, reinforcing the visual identity of the space.
